Purchasing
real estate in Belize for foreigners is relatively easy. Where
the challenge starts is to make that property the place you have
envisioned. Be it an oceanfront lot on Ambergris Caye or a tract
of jungle in the Toledo district, there are some common questions
you should ask yourself before making that binding bid. The list
below should be considered a brief checklist for your assistance:

Is the land dry? Does it flood in the rainy season? –
Tiny creeks can rise very high under certain weather conditions
in the mountains.

Are there any building restrictions? Usually not the case
yet, but might become more and more an issue in the next years.

Is the property accessible year round? Off roads can be rough
in the rainy season. Projects for newly built roads or improvements
can take many years to be realized.

How do I get water ? – Catching rainwater for usage
is possible almost everywhere in Belize, but requires storage
(Rotoplas cisterns) which in turn needs to be cleaned on a
regular basis (recommended every three months). Village water
is available near most villages, but in the dry season, those
that are furthest from the water tower sometimes run dry.
Water wells are a very costly investment but offer almost
‘free’ and good quality water year round.

Where does my electricity come from? Grid power is available
in most areas of Belize, except far off the road areas. Solar
power is a good choice, but requires a high investment.

How far to infrastructure? Small villages usually only have
little stores that sell not much more than cookies and crackers,
flour, rice, beans, eggs, and a few assorted items, usually
canned food. ‘Real’ grocery stores are only available
in all larger towns. Long term, the trip back and forth can
become a nuisance, especially with rising gasoline prices!

Is there a telephone line? If not, do cell phones work? –
There are large areas in Belize where cell phones have no
connection.
